Vacation homes are popular in California, giving you the chance to escape your daily life to visit a more serene location, like the beach, mountains or a lake. Like your primary residence, your second home is a major investment and should be legally and financially protected as such. Seasonal or second home insurance is similar to standard homeowner insurance, though the coverage may not be as robust, as you are not living in the home full-time. Here's how it works. 

Liability Coverage 

In some cases, the liability coverage in your primary homeowner insurance policy may extend to additional properties as well. However, this isn't always the case, so review your policy carefully to determine whether you need additional coverage. Liability insurance protects you if someone is injured at your second home, whether you are currently staying at the property or not. 

Dwelling Coverage 

This coverage is for the home itself and can cover damage to your vacation property due to fire, theft, vandalism and other disasters. It is important to note, though, that most seasonal home insurance policies only cover specific, named perils. If an event occurs that is not listed in your policy, you may not have coverage. Aim to get as much coverage and as many named perils as possible for the greatest protection. 

Personal Property Coverage 

This area may be a bit more affordable, as you are less likely to keep valuables in a home you don't occupy. You will still need coverage for your furnishings, clothing and other personal belongings that stay in the home even when you are not there. Keep in mind, though, that some vacation home items, like boats, snowmobiles and other sporting equipment may not be covered under personal property coverage. You may need separate coverage for these items to ensure full protection. 

Renting Out Your Second Home 

If you choose to rent out your seasonal property, you may need landlord insurance or business insurance to protect yourself. Most second home insurance policies do not protect you if someone else is living in your home, whether temporarily or long-term.
